Hyderabad Land Hits Record ₹264 Cr/Acre in Raidurg Auction

Hyderabad: The Telangana Industrial Infrastructure Corporation (TGIIC) raised `1,386 crore from the e-auction of a 5.25-acre multi-use land parcel at Raidurg on Friday, with each acre of Plot No. P1 fetching a record ₹264 crore per acre. The plot, which had a reserve price of ₹175 crore per acre, fetched a 50.9 per cent premium. The price was ₹27 crore per acre higher than the ₹237 crore that an acre fetched at Raidurgam three months ago.

The land parcel is located in the Raidurg Pan Maktha layout near Hyderabad Knowledge City and Durgam Cheruvu. The area has IT parks providing office space for multinational companies, luxury housing societies and malls, besides Metro Rail connectivity. The location gives the Raidurg parcel an advantage over Kokapet, due to its proximity to commercial districts, entertainment zones and transport networks.

MSN Realty was the successful bidder. In a statement, TGIIC said the auction result underscored Hyderabad's emergence as one of India's most dynamic real estate markets and Telangana's approach to infrastructure-led growth.

According to TGIIC, the outcome reflected intensifying competition among premier developers and the market's increasingly bullish outlook on Hyderabad's strategic corridors, confirming Telangana's position as a high-growth destination for institutional real estate capital.

The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser, ensuring transparency and enabling competitive participation from leading national developers.

TGIIC vice-chairman and managing director K. Shashanka said the successful outcome of the Plot P1 auction reflected the confidence and conviction of the developer community in Telangana's future. “What we are witnessing is not just strong pricing, but a clear endorsement of the state’s development philosophy — one rooted in transparency, infrastructure excellence, and creating genuine value for all stakeholders,” he said.

“The quality of participation and the competitive spirit displayed throughout the auction reflect a market that recognises Hyderabad’s transformation into a truly world-class business destination,” he added.

TGIIC officials thanked Chief Minister A. Revanth Reddy and IT minister D. Sridhar Babu, stating that their leadership had created a transparent, business-enabling environment. According to TGIIC, the auction results position Hyderabad among India's premier investment destinations.
